ALTA-NSPS
What Is an ALTA/NSPS survey?
A complex survey product designed to assist all parties involved in a real estate transaction.
These are highly-detailed surveys prepared according to standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). The survey involves elements of a boundary survey, a topographic survey, and real estate elements. Some items typically shown on an ALTA/NSPS survey include boundary lines, survey monuments, structures, utilities, pavement, site access points, zoning, easements, encroachments, and deeds of record. Our staff is accustomed to working with title agencies and requesting title commitments with exceptions documents. A title commitment is a necessity for this survey type.
Midland Surveying, Inc. provides ALTA/NSPS land title surveys for large commercial and industrial properties. Adam Teale, PLS, and Troy Hayes, PLS, are producer licensed with the Missouri Department of Insurance, which provides Midland Surveying with a unique insight into title insurance requirements and issues that clients need to identify and resolve through this type of survey.
